Questions about sold house prices

What is a sold price?

The price a buyer actually paid, as registered with HM Land Registry when the sale completed — not the asking price and not an estimate. We show standard sales of houses and flats (HM Land Registry "category A"), and flag buy-to-let, repossession and corporate transactions separately on street pages.

How up to date are these figures?

Sales completed to July 2026, as registered by 29 Aug 2026 · headline figures cover the 12 months to May 2026 (later months are still being registered). HM Land Registry publishes each month's registrations around the 20th working day of the following month, and late registrations keep arriving for up to nine months — so our headline windows end two months before the newest sale and counts are shown as "registered so far".

Why does the average here differ from the portals or the ONS?

Different boundaries, windows and methods. We use the median of completed sales inside a defined footprint (printed on every page). Portals may use asking prices, mean averages or their own area shapes; the UK House Price Index is a mix-adjusted model rather than a simple average. Each page links the official index figure alongside ours.

Do you cover Scotland and Northern Ireland?

Individual sold prices cover England and Wales only. For Scotland, see Registers of Scotland or mygov.scot; for Northern Ireland, Land & Property Services. Our Scottish town pages show the official UK House Price Index figure and homes for sale.

Can I have my sale removed?

Sold prices are public records that HM Land Registry publishes. Verified owners can ask us to hide their sale from public address lists (it stays in the aggregates) — see our data requests page.
