Streets ranked by the median price actually paid over the five years to May 2026 — HM Land Registry sold prices, not estimated values. 265,083 streets in England and Wales had at least 5 sales in that time; the 50 most expensive in London and outside it are below. The London list first, then the rest of England and Wales, then the most expensive street in every region. Scotland and Northern Ireland are not in this dataset.

How streets are ranked

Each street is ranked by the median price of its standard sales (HM Land Registry "category A": houses and flats sold at full market value) completed in the five years to May 2026, and needs at least 5 such sales to appear. Medians, not means: one exceptional sale does not lift a street where the other homes sold for a fraction of it.

A street is the HM Land Registry street name within one postcode district, so the same name in two districts counts as two streets. Streets that are mostly new apartment buildings rank on their flats, which is why some recent developments sit among the grand terraces. Sales are dated by completion; the latest months are still being registered.

Streets with fewer sales are still searchable: the sold house prices page opens any street with three or more recorded sales.

What is the most expensive street in London?

Grosvenor Place, SW1X (Westminster) at a £26,800,500 median, ahead of Grosvenor Crescent, SW1X (£23,500,000) and The Little Boltons, SW10 (£16,650,000). The London top 50 is dominated by Kensington and Chelsea and Westminster.

What is the most expensive street outside London?

Birds Hill Drive, KT22 in Leatherhead, at a median of £6,250,000, followed by Leys Road, KT22 in Leatherhead (£5,150,000) and Woodlands Road West, GU25 in Virginia Water (£5,050,000). The Surrey commuter belt around Cobham, Leatherhead, Weybridge and Virginia Water fills much of the list.

Why is a well-known street missing?

Because too few homes on it changed hands: a street needs at least 5 standard sales in five years to be ranked, and on the most exclusive streets several years can pass without one. Lists built on estimated values rank every home whether or not it has sold; ours ranks only prices actually paid, so it also includes new apartment blocks whose flats sold recently.

Yes. Type the street name or a postcode into the search box on the sold house prices page and you get every recorded sale on that street since 1995, with the price per square foot where an EPC floor area is available.
